Reservation Policies

Payments

At the time of booking confirmation, a deposit equal to 30% of the total amount is required.

Payments by credit card (via PayPal, Visa and Mastercard) and bank transfer are accepted. The balance for the booked accommodation must be paid at least thirty (30) days before arrival. If the booking is made less than thirty (30) days before the start of the stay, full payment will be required.

Cancellation Policy

For bookings confirmed from 01/12/2020 onwards, the following cancellation conditions apply:

Cancellation up to thirty (30) days before the arrival date: 100% refund of the booking price.
Cancellation from thirty (30) days before the arrival date up to the arrival date: cancellation fee equal to 100% of the booking price (no refund).
Cancellation during the stay: cancellation fee equal to 100% of the booking price (no refund).
Cancellation due to COVID-19 force majeure: if the booking is cancelled due to a proven inability to travel as a result of government restrictions on freedom of movement, either nationally or internationally, imposed in response to COVID-19 or other epidemiological emergencies, Italian-Experience.com will refund the amount paid for the booking, provided that the guest sends the required documentation to Italian-Experience.com no later than 7 days before the arrival date, clearly stating the reasons described above.
Customer Responsibilities

The customer is responsible for ensuring that their travel documents, such as passports, driving licences and airline/rail tickets, are valid. Italian-Experience.com accepts no responsibility for the loss or misuse of the customer’s travel documents.

The maximum number of guests permitted in each property is stated on the relevant accommodation page on the website and in the booking confirmation document (voucher). The customer must not exceed this number. If the maximum occupancy is exceeded, Italian-Experience.com may cancel the booking without providing any refund.

Any damage or loss caused to the accommodation or its contents by the customer or members of their group is the customer’s responsibility. The customer must immediately notify both the property owner and the agency in writing of any damage caused and must pay the owner directly for any necessary repairs or replacements.

Before booking, the customer must inform the agency if anyone in their group has a disability or specific medical requirements, so that suitable accommodation can be offered where available. If these requirements are not disclosed at the time of booking, the agency may not be able to accommodate them, and this cannot constitute grounds for cancellation.

Photographs or videos of the accommodation may not be used for commercial purposes without prior written authorisation from Italian-Experience.com.

General Information
Arrival and Check-in

Standard check-in time is between 3:00 p.m. and 8:00 p.m. For arrivals between 8:00 p.m. and midnight, an additional fee of €50 is required. For arrivals after midnight, an additional fee of €100 is required and must be agreed in advance.

Upon arrival, you will be welcomed by the property owner or a member of the reception staff, who will explain the property rules and how the lights and appliances work, as well as provide you with all the information necessary for a trouble-free stay.

At check-in, the designated staff member will check the identity documents of all guests, ask you to sign the rental agreement as required by current regulations, and collect the tourist tax where applicable.

Departure and Check-out

The accommodation must be vacated by 10:00 a.m. on the day of departure, unless otherwise agreed and specified in the voucher. Please inform the property owner as soon as possible if you expect to arrive later than scheduled. The established arrival and departure times allow sufficient time for the accommodation to be properly cleaned for incoming guests.

Security Deposit

Upon arrival at the property, the customer must pay the security deposit as indicated on the accommodation page and/or during the booking process and/or in the voucher. The deposit will be returned to the customer upon departure after the condition of the property has been checked and any costs for damage caused have been deducted.

If the customer departs earlier than scheduled or at a time different from the agreed departure time, the owner or their representative is authorised to return the security deposit only after carrying out an inspection of the accommodation and its inventory.

In the event of a dispute between the customer and the owner regarding damage caused to the property or its furnishings during the stay, where repairs are required and invoiced, the owner or their representative may return the security deposit by post after deducting the invoiced amount and providing the customer with a copy of the invoice.

Number and Identification of Guests

The maximum number of guests that each property can accommodate is indicated on the relevant property page. This number — including adults, children and infants — must never be exceeded and must correspond to the information provided by the customer at the time of booking, including the names and dates of birth of all guests staying at the property.

Italian-Experience.com must be informed in advance and must approve any substitution or increase in the number of guests during the stay, including visitors or events such as birthdays, anniversaries, weddings, etc. These must be communicated to the agency and approved by the owner, who may charge additional fees.

If, upon arrival, there are changes to the number of guests or sleeping arrangements that were not previously communicated to the agency and approved by the owner, the owner is not required to accept such changes.

The owner has the right to refuse any number of guests exceeding that declared at the time of booking or exceeding the property’s maximum occupancy. Upon arrival, the owner will verify the guests’ identities, which must correspond to those provided at the time of booking.

If these conditions are not respected, the owner may refuse accommodation to the guests without any obligation to provide a refund. If the owner is able and willing to accommodate the guests’ requests, the guests will still be required to pay any applicable additional charges.

Included Services / Additional Paid Services

Each accommodation offered by Italian-Experience.com includes certain services in the rental price, while other services are available at an additional cost. The property page and/or booking procedure specifies which services are included and which are not.

Additional services, such as mid-stay cleaning or extra linen changes, must be booked before arrival.

Car Parking

Not all properties have private parking. Please check the type of parking available when making your booking.

Access Roads

Some properties have private access roads, which may occasionally be unpaved and unsuitable for sports cars or low-clearance vehicles. Italian-Experience.com accepts no responsibility for any damage to vehicles caused by or resulting from road conditions. Customers are therefore advised to check before booking whether the access conditions may be unsuitable for their vehicle.

Heating, Electricity and Air Conditioning Costs (where applicable)

Where indicated on the accommodation page and/or during the booking process and/or in the voucher, these costs must be paid separately in addition to the accommodation price.

Swimming Pool

For properties with a swimming pool, Italian-Experience.com is not responsible for guests’ safety while using the pool, but only for ensuring that the pool is properly maintained and cleaned.

Guests are therefore advised, from the beginning of their stay, to familiarise themselves with the pool, including its depth and entry and exit points, and to pay particular attention to children and non-swimmers.

Swimming pools are not necessarily available throughout the entire year and may only be open during specific periods. Some pools are heated, and in certain cases this service is subject to an additional charge. Generally, pools are open from May to September. Any opening outside this period must be agreed with the owner and may require payment of an additional fee.

Internet Access

Many properties have internet access, but in some cases the signal may not be optimal due to the location of the accommodation. In the event of a malfunction, the owners will make every reasonable effort to resolve the issue. However, some connections may not be suitable for activities requiring high data usage or large downloads, and connecting several devices simultaneously may result in reduced connection speeds.

Italian-Experience.com accepts no responsibility for loss or interruption of internet access. In some cases, this service may be subject to an additional charge.

Pets

Pets are welcome in many properties, although an additional fee is often required. Each accommodation page specifies whether pets are permitted. The presence and size of any pet must be communicated at the time of booking.

Only one pet may be brought to the property, subject to the owner’s agreement and confirmation by the agency, unless otherwise agreed.

Pets must be covered by appropriate insurance for any damage they may cause to the property or third parties. Pets are not permitted in swimming pools or common areas of apartment buildings. They must not disturb neighbours or children, and dogs should be muzzled where necessary.

Dogs remain entirely under the responsibility of their owners. They must have all required vaccinations, must not be left unattended, are not permitted on beds or sofas, and owners must clean up after them.

The owner may refuse entry to a customer who arrives with a pet that was not declared at the time of booking. An additional cleaning fee may also be charged locally when pets are present.

Property Cleaning

The accommodation is provided clean and in excellent condition.

The property owner undertakes to follow the applicable guidelines and protocols for the professional cleaning and disinfection of the premises.

The customer must pay the final cleaning fee indicated on the accommodation page and/or during the booking process and/or in the voucher, except for properties where final cleaning is already included in the rental price. This fee does not include cleaning the kitchen or kitchenette or disposing of rubbish, which remain the customer’s responsibility.

Weekly cleaning does not include the kitchen. The kitchen must be left in good hygienic condition and reasonably tidy, and the refrigerator must be emptied. If guests are unable to clean the kitchen and its equipment before departure, the owner is entitled to charge an additional cleaning fee.

Guests are also responsible for disposing of rubbish unless otherwise stated. Before leaving the accommodation, all waste must be placed in the appropriate containers. If guests fail to dispose of waste from the property, the owner may charge an additional fee for this service.

The property must be returned in good hygienic condition in all areas, including its fixtures and equipment, and all remaining rubbish must be disposed of by the customer. Failure to comply may result in an additional charge.

Swimming Pool and Garden Maintenance

Swimming pools and gardens belonging to the property require ongoing maintenance, which will be carried out by the owner or their appointed representative on the days and according to the arrangements communicated to guests upon arrival.

All maintenance activities will be carried out with the aim of causing as little inconvenience as possible to guests. We kindly ask for your cooperation in allowing maintenance personnel to carry out their work as discreetly as possible.

Extraordinary Maintenance and Other Work on the Property

In the event that essential maintenance or exceptional repairs are required to ensure the proper continuation of the stay, guests may not prevent the owner or authorised personnel from accessing the property or accommodation.

The owners will always provide prior notice and request that guests be present. However, if guests are unable to be present while the work is being carried out, the owners or their authorised representatives may still enter the accommodation where necessary to perform the required repairs.

Tourist Tax

Under Article 4 of Italian Legislative Decree No. 23 of 14 March 2011, Italian municipalities with a significant tourism sector may impose a tourist tax. The revenue is intended to finance tourism-related initiatives, including support for accommodation facilities, maintenance and restoration of cultural and environmental heritage, and local public services.

The tax is charged for each overnight stay, generally per person per night. The amount — usually between €0.50 and €9.00 per person per night — is determined by the municipality in which the booked property is located. Exemptions may apply, for example, to children under 14 years of age or persons with disabilities.

Where applicable, the tourist tax will be indicated on the accommodation page and/or during the booking process and/or in the voucher and must be paid in cash to the property owner on the day of arrival.

Children Aged 0–24 Months

Most properties are equipped with a cot and a high chair for young children.

Guests are requested to inform the agency if they require a cot and/or high chair at the time of booking and, in any event, at least 30 days before arrival. Children in this category are considered “infants” if they have not yet reached the age of two.

Requests for cots or high chairs are subject to confirmation by the agency in agreement with the property owner, and an additional fee may apply.

Final Advice

One of the main attractions of many of our accommodations is their countryside location. However, the countryside is also the natural habitat of many animals and insects.

Italian-Experience.com accepts no responsibility for the presence of animals or insects in the surrounding area. We recommend using insect repellent and taking particular care with organic waste, as it can attract insects. During the summer, water sources may also attract animals.

To help keep the rented accommodation free from insects and animals, do not leave leftover food on tables, empty organic waste bins frequently, use mosquito screens where available, and keep doors closed to prevent insects from entering.
